Timloc Building Products has been serving the building industry for over 50 years. Part of Alumasc Group Plc, we are based at our 90,000 sq. ft. manufacturing facility in Howden, East Yorkshire.

Sustainability
At Timloc Building Products, we take our responsibility for the environment very seriously and are committed to making positive steps to help reduce plastic waste within the building industry. In 2021, Timloc Building Products became the first carbon neutral building products manufacturer in the UK.
We are proud to manufacture products that are made to last and are made predominantly from recycled plastics. 75% of the products we manufacture are made from recycled materials.
Our products are designed for use throughout the lifespan of a home and are recyclable at the end of the building life. We have implemented a circular economy for the production and consumption of many Timloc products. This regenerative system means recycled materials are being used to make recyclable products.

Product Range
- Adapt-Air - The pre-assembled ducting to airbrick adapter set from Timloc, designed to be built in as part of the brickwork package.
- Cavity Closers and Stop Socks - Cavity closers and stop socks are fundamental elements of any cavity wall to help reduce condensation, cold bridging, and mould growth. Cavity closers are predominantly used to close openings, such as doors and windows, in external wall structures. The Timloc range offers thermal, acoustic and fire protection depending on your requirements.
- Cavity Trays - We offer a wide range of preformed leaded and unleaded cavity trays to meet almost any application requirement and masonry type. We also have a wealth of experience in designing and manufacturing non-standard cavity trays for project requirements. Our cavity tray service also comes with free product specification and project scheduling. Plot specific delivery consignments are also available for an additional charge.
- Construction Accessories – Includes a vast range of quality products for building projects including wall weeps, airbricks, telescopic underfloor ventilators and more.
- Hedgehog Highway - The Hedgehog Highway by Timloc has been designed to connect gardens, enabling hedgehogs to roam freely and forage for food and shelter without restriction. A donation from the sale of each Hedgehog Highway by Timloc is made to hedgehog rescue centres and support organisations across the UK.
- InVentive Roof Tile Vents - Comprehensive range of tile and slate vents designed to suit profile, plain, small profile and non-profile roof tiles and slates as well as universal options. Offered in single, multi and pallet quantities. The InVentive range also includes compatible accessories for connection to ventilation ducts or soil vent pipes.
- Loft Doors & Access Panels - Timloc offers both metal and plastic fire-rated and non-fire rated loft access doors, with dedicated operating poles and a choice of locking and closing mechanisms and insulation U Values.
- Meter Boxes - Available for domestic use and include both gas and electric, as well as offering both surface mounted and recessed varieties. Timloc Meter Boxes are manufactured from hot-pressed, glass-reinforced plastic, making them hard-wearing and weather-resistant.
- Rad-Seal - Rad-Seal is the effective radiator pipe guide and seal designed to help reduce air leakage in homes. Helping specifiers, housebuilders, and installers to achieve Part L’s air leakage requirements, the Rad-Seal is available in two options: Rad-Seal Recessed and Rad-Seal Face-Fix.
- Roofline - This range encompasses the ancillary products required within a roofing application. Our products range from ventilation systems for roofs, eaves and soffits to one-kit solutions for dry ridge and hip installations.
- Through Wall Ventilation – Includes a vast range of quality products for ventilation including internal plastic and metal grilles, external cowls, cavity sleeves and aero core anti-draught ventilators.
Next Day Delivery
Next day delivery is available on all orders placed before 12pm Monday-Thursday. Orders placed before 12pm Friday will be delivered the next working day – public holiday exclusions apply. Next day delivery excludes all specials, please see individual product pages for exact lead times.
We partner with third party logistics companies, XPO and DX to ensure we offer an unrivalled next day service. Our next day service applies to UK Mainland; additional charges apply for the Scottish Highlands, offshore UK islands, and Northern Ireland.
Almost all Timloc products are manufactured at our 90,000 sq. ft. site in Howden, East Yorkshire, which includes our warehouse where we store and despatch all our products. Individual lead times can be found on the product pages on this site.

Our Technical Support services include installation and legislation guidance on all our product categories. Both in branch and on-site training can be offered on all our products. We provide cavity tray take-off and scheduling including plot specific delivery consignments for leaded cavity trays.

Timloc BRE Test Success for InVentive Roof Tile and Slate Vents
Timloc Building Products’ InVentive range of roof tile and slate vents has successfully undergone BRE testing to PD CEN/TR 15601 for resistance to wind-driven rain, giving further assurance of quality and reliability from the UK manufacturer.
Each test is a thorough evaluation of the vents’ impact on roof weather tightness. The results speak for themselves — every vent tested successfully maintained the roof’s weatherproof performance, providing proven protection and long-term reliability.
The settings used in the BRE test are representative of weather conditions only seen, on average, once every 50 years in Northern Europe. The water spray during the wind-driven rain testing process is equivalent to 60mm/hr rainfall. For comparison, any rainfall above 25mm/hr is classified as storm conditions.
InVentive tile and slate vents have been developed and manufactured at Timloc Building Products’ state-of-the-art facility in Howden, East Yorkshire. Manufacturing the products at their own facility enables total quality control, giving customers further assurance of exceptional product standard, variety and supply.
The range was tested under the following conditions, in accordance with PD CEN/TR 15601, the test method used to determine the resistance of pitched roof coverings to wind-driven and deluge rain:
High wind speed and High rainfall combination (Type B test)
Water is sprayed at a rate equivalent to rainfall of 60mm/hour over the test area plus the run-off bar with a flow equivalent to 60mm/hour and wind speed of 13m/s over an additional 5m roof. At each pressure increment, the test lasts for 5 minutes.
Deluge Test – Maximum rainfall with no wind (Type D test)
Water is sprayed onto the roof, with no wind, at a rate equivalent to a rainfall of 225mm/hour over the whole roof. The run-off spray bar at the top of the test section simulated a rainfall of 225mm/hour over an additional 5m roof. The test lasts for 2 minutes.
The successful test outcome for the vents demonstrates the InVentive range’s exceptional resistance to wind-driven rain and ability to keep water out of the roof space.
