SMARTPLY PROPASSIV provides energy efficient solution to environmental engineer’s Pas
Nestled in the fashionable, switched-on London borough of Camden, high-performance Max Fordham House has been completed to the highest energy saving standards with SMARTPLY PROPASSIV.
An ultra-low energy, all-electric, contemporary three-bedroom ‘Passivhaus’, Max Fordham House is specifically designed by bere:architects to feature a thermal envelope geared towards reducing heat loss.
The less heat lost from a building, the more overall environmentally efficient it can be. One way to do achieve as little heat loss as possible is making the building airtight, which is the aim of the Passivhaus system.
SMARTPLY PROPASSIV, a structural OSB panel with integrated vapour control developed by MEDITE SMARTPLY especially for use in Passivhaus construction, is the vital ingredient in this project. Specified by the award-winning Bow Tie Construction company, SMARTPLY PROPASSIV provides a state-of-the-art, engineered vapour barrier with consistently high vapour resistance over the entire surface.
“The house uses a fabric-first Passivhaus approach, requiring only a fraction of the energy needed by a similarly sized home built to the minimum requirements of UK Building Regulations, for all uses including heating,” Hagop Heath-Matossian, Business Development Manager at Bow Tie Construction, says.
“We chose to specify SMARTPLY PROPASSIV because it is efficient, reliable and it was important to us that all timber products used were sustainably manufactured and sourced; PROPASSIV offered us a guaranteed sustainable timber solution. Vitally, the client was delighted with the end result.”
Max Fordham House, which was completed in the Spring of 2019 and achieves an Energy Performance Certificate of B 83, is the third project that Bow Tie Construction has specified PROPASSIV for, favouring it for its rigidity and quality assurance compared to a traditional membrane-based system.
Hagop explains: “PROPASSIV was specifically used to insulate the roof of the Max Fordham House, but has been used within the entire interior space in other Passivhaus projects previously, to great success.”
In most Passivhaus projects in the UK, a membrane is used as an airtight barrier for the properties’ insulation, however, such solutions can be easily damaged during the construction process. SMARTPLY PROPASSIV offers a solution to this as it will not come apart during a negative pressure test like a membrane would. It even remains up to five times more airtight than in the majority of other airtight materials usually used in Passivhaus building. As a result, SMARTPLY PROPASSIV has been highly favoured for UK Passivhaus projects.
An extremely detailed set of construction drawings, 3D BIM model and bill of quantities was used to help the contractor order just enough of all required products, just in time, contributing to making this project as environmentally friendly as possible by ensuring all waste was at an absolute minimum.
Stylishly modern throughout, Max Fordham House makes the most of open spaces and wide, sweeping interiors, which are flooded with natural light let in via skylights.

New Tipperary Museum of Hidden History protects its exhibits with MEDITE CLEAR
The newly refurbished Tipperary Museum of Hidden History has put the wellbeing of both its artefacts and guests first by extensively using MEDITE CLEAR in its brand-new interior fit-out, an MDF panel manufactured with zero-added formaldehyde.
Formaldehyde is a substance that occurs naturally in all organic materials, including wood, in very small amounts that may be off-gassed or emitted over time. This is acceptable as the levels of formaldehyde emitted are extremely low—virtually undetectable. However, for ancient or extremely old, fragile and extremely sensitive objects such as museum artefacts, which are irreplaceable, every effort must be taken to ensure their immediate environment is as clear of substances such as formaldehyde and other VOC’s, to help them last as long as possible.
After independent tests, MEDITE CLEAR has been proven to have a formaldehyde content of less than 1.0mg/100g—even less than the general outdoor ambient level. With this guarantee, museum curators are able to more accurately monitor and limit formaldehyde levels in their showrooms.
Ordinary wooden materials may contain a higher level of formaldehyde, or levels more difficult to accurately measure. When precious artefacts are to be protected, no chances can be taken. As a specially developed solution for this purpose, MEDITE CLEAR has been preferred over natural wood in some of the largest and most famous museums in the Europe, including London’s British Museum and The Victoria and Albert Museum, for the level of indoor environmental control it offers.
Marie McMahon, curator for the Tipperary County Museum explains: “We have been thrilled to use MEDITE CLEAR to transform the museum during its recent refurbishment.
“It was a priority when embarking on the task to ensure the longevity of our artefacts—and the wellbeing of our visitors. MEDITE CLEAR was the answer.
“The entire floor has been completely re-designed and re-fitted with brand new display cases, plinths and stands. Over time, there is a definite tangible impact in the lifespan of an ancient or fragile artefact when it’s housed in a case constructed with MEDITE CLEAR compared to one made with regular wood panels. Located on Mick Delahunty Square, in the heart of Ireland’s Ancient East, the Tipperary Museum of Hidden History officially opened following a launch in October 2019. Following a joint investment of €500,000 from Failte and Tipperary County Council, the museum’s renovation featured the use of 169 panels within the remodelling of the venue’s extensive display to the Tipperary public. It houses a collection of 25,000 artefacts from prehistory to present day, it is expected that it will attract at least 21,000 visitors over the next five years.
